Ripple Partners With Cryptescrow to Support Crypto-Funded Real Estate Purchases

Ripple and Cryptescrow partner to help cryptocurrency holders fund high-value real estate purchases through conversion into U.S. dollars.

Ripple and Cryptescrow partnership focused on converting cryptocurrency into U.S. dollars for high-value real estate transactions

Ripple is expanding its role in connecting digital assets with traditional financial services through a strategic partnership with real estate settlement provider Cryptescrow, announced on Oct. 22. The collaboration aims to help cryptocurrency holders fund high-value property purchases while allowing sellers and other participants to continue using conventional U.S. dollar payments during closing.

Under the arrangement, Cryptescrow converts cryptocurrency into U.S. dollars to finance property transactions. Sellers, developers, title companies and other closing participants can continue receiving and handling traditional funds, without needing to adopt cryptocurrency themselves. The companies intend to support large transactions with an emphasis on compliance, transparency and security.

How the Ripple and Cryptescrow Partnership Works

The service is designed for buyers with substantial cryptocurrency holdings who want to use their digital assets for real estate purchases. Cryptescrow's conversion process provides a way to move from crypto holdings to conventional funds used in property closings.

John Ioannou Jr., Cryptescrow's founder and chief executive officer and a real estate attorney, said Ripple's experience connecting blockchain technology with traditional financial systems made it a suitable partner for the property sector. He described real estate as a potential next application for that infrastructure as buyers seek to use digital assets without requiring other parties in a transaction to change their established procedures.

A transaction reported by Cryptescrow on Aug. 10 provides an example of the model. According to the company, a First American Title policy-issuing agent completed a $4.2 million residential property purchase in which the buyer used Cryptescrow's cryptocurrency conversion process.

The service is offered as an optional solution to eligible agents. Those agents independently assess whether it is appropriate for individual transactions.

Cryptescrow Also Works With Kraken on Property Transactions

The Ripple partnership follows a separate agreement announced by Cryptescrow in September with cryptocurrency exchange Kraken. That arrangement is intended to support conversions for luxury and commercial real estate purchases by using Kraken's professional trading desk and trading infrastructure.

Together, the arrangements reflect Cryptescrow's efforts to facilitate large property transactions involving digital assets while retaining conventional settlement processes for the other parties involved.

Ripple's Other Real Estate and Stablecoin Initiatives

Ripple has also been involved in property-related blockchain infrastructure in Dubai. In July 2025, the company partnered with tokenization infrastructure provider Ctrl Alt to support custody of tokenized property title deeds issued on the XRP Ledger for a project involving the Dubai Land Department.

By February, the Dubai initiative had advanced to controlled secondary trading of tokenized properties, allowing eligible interests to be resold. Unlike the Cryptescrow partnership, which focuses on converting cryptocurrency to fund conventional property purchases, the Dubai project concerns digital property records and the trading of tokenized interests.

Ripple's work connecting digital assets with traditional financial systems also extends to cross-border payments. Its settlement initiative with Bitso focuses on dollar-peso liquidity using stablecoins for institutional payments between the United States and Mexico.

Separately, Standard Chartered opened custody support for Ripple USD (RLUSD) on the XRP Ledger on Oct. 12. Eligible institutions can hold the dollar-backed stablecoin through the bank's digital asset custody service.
