U.S. Housing Affordability Comes Under Pressure as Mortgage Costs
Housing affordability is coming under renewed pressure in the United States as elevated home prices combine with mortgage rates that remain high by recent standards, according to Coin Bureau.
In a post on X, Coin Bureau said Google searches for “Can’t Afford Home” had reached a record level, surpassing the peak recorded during the Global Financial Crisis. The account pointed to the combination of near three-year-high 30-year mortgage rates and elevated home prices as a key reason monthly housing payments have moved beyond the reach of millions of Americans.
The latest mortgage data underscores the financing pressure facing prospective buyers. Freddie Mac’s 30-year fixed-rate mortgage averaged 6.71% for the week ending Sept. 3, up from 6.66% a week earlier and 6.50% a year ago.
Mortgage Rates and Home Prices Keep Affordability Under Pressure
Housing costs remain elevated even as the market shows signs of adjustment. The National Association of Realtors said home prices increased in 80% of U.S. metropolitan areas during the second quarter of 2026. The national median price for an existing single-family home reached $434,900, representing a 1.5% increase from a year earlier.
That combination creates a difficult environment for buyers. A higher mortgage rate increases the monthly cost of financing, while elevated property values raise the amount that must be borrowed in the first place. Even modest changes in either variable can materially affect purchasing power for households already facing higher insurance, taxes and other ownership costs.
NAR has also identified mortgage rates as a major short-term obstacle to affordability. Its latest research found that affordability had improved compared with a year earlier, but rising borrowing costs continued to constrain buyers.
Housing Stress Could Have Wider Economic Effects
The affordability squeeze extends beyond Cryptocurrency the property market. When a larger share of household income is committed to mortgage payments, consumers may have less flexibility for discretionary spending, savings and investment.
For financial markets, including cryptocurrencies, the broader significance lies in how prolonged household cost pressures interact with interest rates, employment and consumer confidence. A housing market characterized by high financing costs can contribute to a more cautious risk environment, although the effect on individual asset classes can vary significantly.
The next key data point will be the National Association of Realtors’ monthly housing-affordability report, scheduled for release on Sept. 10. That report will provide a fresh indication of whether affordability is continuing to improve despite mortgage rates remaining elevated.
